Parking at Sandbridge Dunes

In the covered garage, 42 of the 74 units at Sandbridge Dunes have two reserved parking spaces; the other 32 units each have one reserved space.  Here is a brief history that explains how the parking allotments came to be...

Sandbridge Dunes was built 2004-2005 with 149 parking spaces.  This includes 121 garage spaces and 28 outdoor spaces.  In theory, all 74 units could have 2 parking spaces.  But then there would be 148 reserved parking spaces, leaving just one space for handicap parking and visitors.  The developer clearly couldn't provide every unit with 2 reserved parking spaces.  As a result, the developer decided to:

1) Make all the spaces in the garage reserved spaces -- except for one Visitor space, one Manager space (marked "100"), and three handicap spaces.  That leaves 116 parking spaces available for assignment.

2) Make all the spaces outside the garage visitor parking spaces.

3) Include in the Bylaws a limit of 2 assigned spaces for any unit (reference Bylaws Article 5 Section 5.11 that states "In no event shall any unit owner acquire more than two spaces as limited common elements appurtenant to his unit.”)

Every unit was given one space with the original purchase of their unit, and every unit owner was given the opportunity to get on a waiting list to purchase a second space for $5,000.  As it turned out, 42 units have 2 reserved parking spaces, and the remaining 32 units have only one parking space.  So 42 x 2 = 84 + 32 = 116 reserved parking spaces.

 

Additional Parking outside Sandbridge Dunes

The Sandbridge Market and Sandbridge Municipal lots across Sandbridge Road have 178 public parking spaces.  Depending on the time of year, there is a parking fee for those spaces (see the signage in the parking lots for the fee amount).
